TRINIDAD, BOHOL — The Pag-IBIG Fund will hold a bid sale involving a number of foreclosed residential lots in municipality of Trinidad, calling on real estate investors and potential homeowners to purchase lots with a minimum price tag of ₱84,000 per 70 square meter lot.
The sale, which will be conducted by the Pag-IBIG Cebu Housing Hub, is among those in Batch #15302 under the agency’s program for its negotiated sales for the month of April 2026. The agency will accept bids/offers during the period of 12:00 AM, April 13, 2026 to 11:59 PM, April 17, 2026. Buyers who wish to bid can do so online through Pag-IBIG Online Public Auction platform
Proposed Real Properties For Sale
The following residential lots in Agripina Subdivision, Barangay Guinobatan, Trinidad, are now available for bidding:
- Lot No. 48, Block 1 with TCT No. 101-2019002887 and a minimum gross selling price of ₱84,000.
- Lot No. 52, Block 1 with TCT No. 101-2019002891, also available for ₱84,000.
- Lot No. 56, Block 1 with TCT No. 101-2019002895, also available for ₱84,000, with an additional fee of ₱1,477.72 as legal concern fee for the winning bidder.
All three properties are categorized as “unoccupied lot”, which means that these real properties fall under the policy of “As Is, Where Is”. In addition, all three real properties have their titles “under consolidation”, which implies that the transfer of ownership to Pag-IBIG has not yet been fully completed.
How the Negotiated Sale Works
Under Pag-IBIG’s disposal guidelines, a negotiated sale allows interested buyers to submit an offer directly for properties that remain unsold after prior public auction attempts. The minimum offer price is set by the Fund, and prospective buyers must submit a completed Offer to Purchase form along with valid identification documents and proof of income.
Offers are accepted over a specified period, and Pag-IBIG evaluates submissions to determine the winning bidder. The negotiated sale method provides a more flexible avenue for individual buyers and small investors who may not want to participate in competitive public bidding.
Real Estate Opportunities in Bohol
The availability of foreclosed lots in Trinidad underscores Pag-IBIG’s ongoing effort to dispose of acquired assets nationwide. As of April 1, 2026, the Fund has listed 6,280 foreclosed properties across the country, ranging from house-and-lot packages to commercial units and residential lots.
Cebu Housing Hub’s property listings include properties available in Bohol, Cebu, and other provinces surrounding Visayas. In Trinidad, these vacant lots are in the midst of an increasingly populated housing development that offers great potential for home construction or land investment.
Submission Process
Interested bidders can place their bids online through the Pag-IBIG Online Public Auction website or physically at the designated drop box locations. The deadline for bid submissions is 5:00 PM on April 17, 2026; all bids submitted thereafter will not be entertained.
The Fund strongly recommends conducting a site visit of the property prior to bidding and determining any overdue payments or possible liabilities which might transfer to the successful bidder.
