MANILA, Philippines — Integrated property developer SM Prime Holdings Inc. is moving forward with its expansion into the ultra-luxury residential sector and is targeting the third quarter of 2026 to announce a strategic partnership with a local developer for a flagship project in Makati. The planned development, which will fall under the company’s premium residential brand, Signature Series by SM Residences, is set to rise on a prime site measuring less than one hectare within one of Makati’s most sought-after luxury districts. According to SM Prime Executive Vice President Jose Juan Jugo, discussions with a prospective partner remain ongoing, and while no agreement has been finalized, the company remains optimistic about revealing more details by the third quarter of the year.
Capitalizing on a Strong Luxury Market
The planned venture comes amid continued strength in the high-end residential segment. Data from Colliers Philippines showed that as of the first quarter of 2025, ready-for-occupancy condominiums in Makati’s central business district had an unsold inventory rate of less than one percent, while office vacancies remained at approximately eight percent. These market conditions continue to support strong pricing and investor confidence. Industry observers note that luxury and ultra-luxury properties, particularly those priced above PHP12 million, have remained resilient despite broader economic challenges. Wealthy buyers continue to prioritize premium amenities, sustainable features, and long-term investment value. Through Signature Series, SM Prime aims to address a niche within the premium residential market by drawing on its experience in developing upscale malls, office towers, hotels, and leisure destinations. The company intends to create residences designed not only for present-day living but also as assets that can appreciate over time and be passed on to future generations.
Strategic Positioning and Potential Collaborations
Introduced in 2025, the Signature Series brand is currently engaged in advanced discussions with an undisclosed local luxury property developer. Market speculation has identified Shang Properties as a possible partner, although no official announcement has been made. Should the partnership move forward, it would mark Signature Series’ first project in Makati, placing the brand among the country’s most prestigious residential addresses and entering a segment traditionally led by only a handful of prominent developers. The planned development further highlights Makati’s enduring appeal among affluent investors, supported by its reputation as one of the Philippines’ leading business and lifestyle destinations.
